Chicago, IL – The Illinois Real Estate Journal held its first annual Real Estate Awards, virtually, on September 22nd to showcase Illinois’ top real estate achievements and developments. The award categories varied from Architecture Firm of the Year, Woman of the Year to Most Significant Retail Transaction, among many others.
Manhard Consulting is proud to have been the engineering consultant on two IREJ award winning projects by Bridge Point Development Partners and Canopy/ Architecture + Design. Each company won in their respective categories of Most Significant Industrial Transaction of 2020 and Affordable Housing Project of the Year.
Bridge Point – Franklin Park, Franklin Park, IL – These three state-of-the-art speculative industrial buildings total nearly 750,000 square feet, with over 600 parking spaces, 115 trailer parking stalls and over 7 million gallons of stormwater detention. Services provided by Manhard on this award winning project included all preliminary and final engineering design, stormwater management design, roadway improvements for a lane widening on Franklin Avenue, coordination of a new traffic signal on Franklin Avenue, full permitting, topographic and boundary surveys, as well as a final plat of subdivision. Extremely tight schedule that went from conceptual planning to full construction in just over a year, expected construction completion in the fall of 2018.

Canopy / Architecture + Design – Oso Apartments, Chicago, IL – A 48-unit affordable rental community located on Montrose Avenue in Chicago’s Albany Park neighborhood. Of the 48 apartments, 32 were set aside for the CHA’s Project Based Voucher program with the remainder rented at an affordable rate for tenants earning no more than 60 percent of the area median income.
The transit-oriented development provides amenities like a public plaza on the corner of Montrose and Bernard, as well as a smaller landscaped area for residents located on the west side of the property. In addition, Oso offers a large community room and bike storage area plus 22 parking spaces with permeable pavement with underlying stone reservoir.
Manhard provided design development, preliminary and final engineering and surveying.
